Most gutter problems are visible from the ground - if you know what to look for. Here are the warning signs we see most often on mountain homes:

  • Sagging or pulling away from the fascia. Gutters that droop in the middle or separate from the roofline have failed hangers, rotted fascia behind them, or both. This is one of the most common issues after a heavy Colorado snow season.

  • Visible leaks or water stains on siding. Water running down the exterior wall rather than through the downspout signals a leak at a seam, end cap, or crack - often worsened by ice expansion.

  • Water pooling at the foundation. If you notice standing water or soil erosion directly below a gutter run after rain or snowmelt, the gutter is either clogged, pitched incorrectly, or has a failed downspout connection.

Fixing the symptom without addressing the cause tends to result in the same damage the following winter.

Q: How long does gutter repair take?

Most targeted repairs - seam sealing, hanger replacement, pitch correction, downspout fixes - can be completed in two to four hours. More extensive work involving multiple sections or partial replacement may take a full day. We will give you a realistic time estimate when we assess the job.

Q: My gutters are pulling away from the house. Is that a gutter problem or a fascia problem?

Frequently both. Gutters pull away from the fascia when hangers fail - but hangers often fail because the wood behind them has softened from moisture exposure. When we reattach a gutter section, we inspects the fascia condition first. If the wood is compromised, reattaching to it without repair is a temporary fix at best.
